How is the Market?
The current economic boom has made the real estate market in Victoria and surrounding communities challenging to say the least. Housing demands have definitely outstripped the supply, tipping the market in favor of most sellers. Rental inventory in Victoria is at an all-time low and demands for a place to live are at an all-time record high. Renters are paying a premium price and find buying a home in the current real estate market may be the right choice and better investment. Under these circumstances, finding a home for sale to fit a real estate client's needs may seem somewhat beyond the abilities of the average consumer. This is when the arduous task of real estate hunting should be turned over to a qualified real estate professional. RE/MAX Land & Homes always has a REALTOR on duty to help you with your real estate needs. Regardless of whether you are buying, selling, investing no one has a better understanding of ways to make the real estate process a smooth and timely event than one of our real estate professionals.
A Little About Our Community:
Victoria County according to the 2010 census had a population of approximately 86,793 people. That's an increase of almost twenty thousand from the census of 1980. The growth in Victoria and surrounding communities is due in part to the expanding job opportunities. A large number of jobs are being provided by the much touted Caterpillar factory and plant. The one million square foot of air-conditioned working space will provide positions for about 800 employees.
The discovery, leasing and drilling of the Eagle Ford Shale just north of Victoria County has brought millions of dollars into Victoria's Golden Crescent communities. Lease money alone has provided the opportunity to invest in real estate, build new homes, to start a business, travel or even take early retirement. The bonus of actually drilling and striking oil and or gas has created wealth beyond the imagination of most Victoria area residents. We haven't even mentioned the long established petro-chemical industry with names like Dow, Formosa, Invista, and Alumina producer Alcoa. Their contributions through the years created jobs for Victoria when they weren't so plentiful.
The Victoria College and University of Houston @ Victoria have added educational classes to train plant workers and continue to do so even now. Medical programs for nurses and lab technicians have provided staffing for local hospitals like Citizens Memorial and DeTar Hospital. Local doctors have chosen to work here in our smaller but well-staffed medical community and serve our Victoria neighbors. Citizens Hospital in fact received the prestigious Thompson Reuters 100 Top Hospitals award in 2008.
Because of Victoria's strategic location it is often referred to as The Crossroads of South Texas. For those who want the attractions of the big cities it's an easy two hour drive to Houston, San Antonio or Austin. If the beach, salt water, boating, surfing or sunbathing calls your name then it's twenty-five miles to Port Lavaca. Just an hour away from Victoria is the small coastal town of Rockport or a mere thirty minutes further puts you in the coastal city of Corpus Christi.
Don't overlook the opportunities shopping in Victoria provides as is evidenced by the more than 250,000 retail consumers who do so on a regular basis. The construction boom in progress will bring more restaurants, hotels-motels, apartments and retail shopping to serve the rapidly growing population calling Victoria, Texas home.
The educational needs of our Victoria Independent School District have grown along with our increasing population and job opportunities. Several years ago Victoria residents approved a bond election to build two new high schools, a new junior high, and elementary school campuses. The youth of Victoria are able to receive a strong educational foundation right here at home. This allows them the choice to continue their education here at The Victoria College or then on to The University of Houston at Victoria. For those with the urge to leave our community their local educational opportunities help them get into universities and colleges all over the country.
